Following is a typical Appraisal Location description utilized by the Appraiser in analyzing the general area market trends.
Adelanto Area Description
Adelanto City has a total population of 18,107 according to the latest US Census Bureau survey. From the said total, 12,075 residents are aged 15 and above. The U.S. Census Bureau's report for the year 2000 also shows that the city has 9,750 residents of at least 25 years and 896 residents who are at least 65 years old.
Out of the 6,217 residents who are at least three years old, 281 are in nursery schools or preschools; 452 are in kindergarten; 3,434 are in the elementary school; 1,335 are in high school; and 715 are in college or in graduate school. The U.S. Census also indicates that only 67.1% of the city's population aged 25 and above are high school graduates but only 5.9% of this demographic had a bachelor's degree or higher.
Census results show that there are 4,750 households in the city. Only 0.2% of the total number of households have an income of at least $200,000; 0.1% have an income of between $150,000 and $199,999; 1.6% have an income between $100,000 and $149,999; 5.2% have income between $75,000 and $99,999; 18.5% have an income between $50,000 and $74,999; 20.9% have an income between $35,000 and $49,999; 14.1% have an income between $25,000 and $34,999; 17.6% have an income between $15,000 and $24,999; 9.7% have an income between $10,000 and $14,999; and 12% have an income less than $10,000. For the year 1999, the median income of Adelanto City households was $31,594 while mean earnings were pegged at $37,681.
There were 3,880 families in the city, according to census results for the year 2000. About 11.9% of the city's total number of families had income of less than $10,000; 6.9% had an income ranging from $10,000 to $14,999; 16.4% had income from $15,000 to $24,999; 14.3% had income from $25,000 to $34,999; 22.3% had income from $35,000 to $49,999; 21.1% had income from $50,000 to $74,999; 5.2% had income from $75,000 to $99,999; 1.5% had income from $100,000 to $149,999; 0.1% had income from $150,000 to $199,999; and only 0.2% had income from $200,000 or more. The median family income was $35,254. From the total number of families, 830 were below the poverty level in 1999, of which 730 had children under 18 years of age.
The city's housing units totaled 5,587, 3,783 of which were single-detached units; 162 were single-attached units, 1,145 were multiple housing units; and 497 were mobile homes. Most of the housing units were built during 1980 to 1994. Around 866 housing units were built from 1995 to 1998. Only 17 housing structures were built from 1999 to March 2000.
There were 4,730 occupied housing units in the city and about 680 vacant housing units, based on year 2000 census results. About 160 of the vacant housing units were for sale and 520 were for rent. Records also indicate that 569 households had no vehicles; 1,534 had one vehicle; 1,874 had at least two vehicles; and 753 had three or more available vehicles.
Out of the 2,653 owner-occupied units, 2,465 had mortgage while 188 had no mortgage. Around 1,950 owners had mortgage between $700 to $1,499. The median monthly owner cost was $940. One hundred three owner-occupied housing units were worth less than $50,000; 1,982 were worth at least $50,000 and up to $99,999; 538 were worth at least $100,000 and up to $149,999; and 30 were worth at least $150,000 and up to $199,999. None of the owner-occupied housing units had value of at least $200,000. Median value of the owner-occupied units was $81,700.
Out of the 1,697 renter-occupied units, only 2.2% had gross rent of less than $200; 37.6% had gross rent of $300 to $499; 17.4% had gross rent of $500 to $749; 22.8% had gross rent of $750 to $999; and only 0.7% had gross rent of $1,500 or more. The median gross rent was $474.
The selling price for the vacant housing units was at least $30,000. Most of the housing units for sale had price tags of $40,000 to $49,999 or $70,000 to $99,999. None of the housing units were sold above $125,000. The median asking price was $73,000.
Rental for the vacant housing units was at least $150. Most were for rent at the $150-$449 range, but some were for rent at the $750-$899 range. None of the vacant housing units were for rent above $900. The median rental fee was $323, according to the year 2000 census.
Adelanto City had a total labor force of 5,587, consisting of residents aged 16 years and above. Out of the total labor force, 4,866 were employed and 702 were unemployed. About 2,170 females that were at least 16 years old belonged to the labor force, and 1,767 of them were employed.
According to the U.S. Census Bureau's year 2000 results, 3,772 workers were hired by private companies; 901 worked for the government; and 180 were self-employed. Most of the employed population had sales and office jobs, and production, transportation, and material moving occupations. In terms of industry, most of the employed city residents worked in the educational, health and social services and manufacturing industries.
Of the 4,866 employed workers in the city, 3,099 were males and 1,767 were females. Most of the males worked in the manufacturing industry while most of the females were in the educational, health, and social services industry. Median earnings for full-time, year-round male employees were $33,971, while median earnings for full-time, year-round female employees were $25,807 in year 1999.
