Following is a typical Appraisal Location description utilized by the Appraiser in analyzing the general area market trends. 

Agoura Hills Area Description

Commonly referred to as A-town or The Bubble, Agoura City became an incorporated city of Los Angeles in 1982. It is situated in between the counties of Los Angeles and Ventura, and is forty miles away from the former. Agoura City is composed of three major divisions namely, Old Agoura, the city's former commercial center and renowned ranch community; Agoura Hills, which makes up the majority of the suburbia; and Agoura South, the region south of the 101 Freeway.

Agoura City is composed of a total geographical area of 21.2 square kilometers (8.2 square miles), almost all of which is composed of land. Only 0.37 percent or 0.1 square kilometer (0.04 square miles) is composed of water.

According to the latest report of the U.S. Census Bureau, of the total population of 20,537 there are 99.1 males for every 100 females. This data is derived from the 10,244 and 10,313 census result for males and females respectively. The median age for Agoura City residents, which makes up 35.3 percent of the United States’ total population, is 37.6. Relatively, the aforementioned data reflects the population density which is 969.4 individuals for ever square kilometer of land area (969.4 square kilometer or 2,511 square miles).

For the 18 years old and above population, the ratio of males to females is 94 is to 100. With a total population of 14,282, this age group makes up the majority of Agoura City’s population with a total of percentage of 69.5. The elderly population accounts for 6.2 percent of the total population, with a numerical count of 1,273. Children aging 0 to 5 comprise 6 percent of the total population, with an estimated count of 1, 241.

Basing still on the U.S. Census Bureau records, there are 20,514 household population for an estimate of 6,874 households and approximately 5,588 families of Agoura City. The average family size is 3.30, and the average household size is 2.98.

There are approximately 6,993 housing units with an average density of 330.1 square kilometers (855.3 square miles). Therefore, the average density would be 330.1 housing units for every square kilometer of land area. Out of the aforementioned 6,993 housing units, there are 6,874 occupied housing units and 119 vacant housing units.

Of the 6,874 occupied housing units, only 5,761 are owned and the remaining 1,113 are rented. A total of 4,952 of these housing units are mortgaged. That is a hefty 91.7 % at a rate starting from $400 per month. There are 1,096 or 22.1% are with a monthly mortgage of more than $3000. The median amount of mortgage per month is $2,138. Only 447 housing units or 8.3% out of the total 6,874 housing units are without a mortgage.

A recorded 67.7% of the total number or occupied housing units are resided by married couples living together, 47.3% has children under 18 years of age living within, 18.7% are non-families and 9.9% of the total number of housing units are occupied by single parents. There are also 5,399 single-family housing units whose average value is approximated at $366,600. Mortgage cost constitutes for an average of 25.1 of every household’s monthly income.

Out of the 20,537 total number of population, the employment rate of Agoura City is 14,899. There are more females employed, yielding a census count of 7,660 compared to only 7,239 male employees. But males are reportedly higher earners as compared to females basing on a median income of $72,081 as compared to the $42,565 average income for females. The unemployment rate is estimated at 5,638 out of the total number of population.

From the 7,239 working male population, 1,939 belong to the 45-54 years old age bracket. Also, 1,802 are employed and 137 are unemployed. There are 1,787 of the total male working population belonging to the 35-44 years old age bracket. Among those who belong to the 16-19 age bracket, 652 belongs to the working class in which there are 201 that are employed and 451 that are unemployed.

Included in the report is the 7,660, which is the total number of Agoura City’s working female population, of which 2,130 belong to the 35-44 year old age bracket, wherein 1,523 are employed and 607 are unemployed. In addition, 2,080 working females belong to the 45-54 year old age bracket. Approximately 617 female workers are of ages 16 to 19 years old, wherein 241 are employed and 376 are not.

Each family in Agoura City approximately earns an average income of $95,765, and each household approximately earns a median value of $87,008. Agoura City reportedly has an income of $39,700 per capita. The poverty line is drawn above 2.8% of the total number of families and 3.5% of the total number of population. This is inclusive of 2.9% of the elderly population and 3.8% of individuals ages 0 to 18 years old. This means that there are 155 families and 704 individuals in Agoura City who are below poverty level.
