Following is a typical Appraisal Location description utilized by the Appraiser in analyzing the general area market trends. 

Foothill Ranch Area Description

The population of Foothill Ranch totaled 10,907, based on the U.S. Census Bureau's official census in year 2000. Out of the total population, 7,624 residents were at least 16 years of age, of which 3,953 were females. There were 6,985 city residents aged 25 and above and only 173 residents that were at least 65 years old.

Based on the same census results, there were 3,318 students in Foothill Ranch, 43.3% of them were still in elementary school, 9.5% were in high school, and 23.5% were in college or university. About 96.9% of the city's population aged 25 and above were high school graduates and 49.8% had a bachelor's degree or higher.

Records also indicate that there were 3,033 families in the city. The median family income was $97,897. Only 0.3% of the families had earnings of less than $10,000; 15.3% earned $50,000 to $74,999; 22.3% earned $75,000 to $99,999; 30.3% earned $100,000 to $149,999; 14.3% earned $150,000 to $199,999; and 3.9% earned $200,000 or more. Only 41 families, or 173 individuals, were identified to be below the poverty level in 1999. About 40 of these families had children under 18 years of age.

As per the U.S. Census 2000 results, there were 3,900 housing units in the city, 2,574 of which were single-detached units; 389 were single-attached units; and 937 were multiple housing units. Foothill Ranch had no mobile homes. About 49% of the housing units were built between 1990 and 1994, while 46% were built between 1995 and 1998. None were built between 1999 and March 2000. About 2,448 households had two vehicles available and 475 had three or more.

Out of the total housing units, 3,844 were occupied and 41 were vacant. About 2,759 of the housing units were owner-occupied and 899 were renter-occupied. As for the vacant housing units, 7 were for sale while 34 were for rent.

Out of all the owner-occupied units, 2,715 had mortgage while only 44 had no mortgage. Around 2,315 of the housing units had mortgage of at least $1,500. The median monthly owner cost was $1,981.

Out of the total number of renter-occupied units, none had gross rent of less than $500; 1.0% had gross rent of $500 to $749; 9.9% had gross rent of $750 to $999; 74.2% had gross rent of $1,000 to $1,499; and 13.3% had gross rent of $1,500 and above. The median gross rent was $1,208.

All vacant housing units in the city had price tags between $300,000 and $399,999. The median selling price was $350,000. All the vacant housing units available were for rent for at least $1,000 and up to $1,499. The median rental fee was $1,142, according to the year 2000 census results.

Foothill Ranch had a labor force of 6,053, consisting of residents age 16 and above. Out of the city's labor force, 5,943 were employed and only 94 were unemployed. About 2,746 females that were at least 16 years old comprise the labor force, and 2,698 of them were employed.

Employment results of the year 2000 census indicate that 5,125 employees worked for private companies; 490 worked for the government; and only 314 were self-employed. Most of the employed population had sales and office occupations and management, professional, and related occupations. In terms of industry, records show that most of the employed population was in the manufacturing and professional, scientific, management, administrative, and waste management services industries.

Of the 5,943 employed workers in the city, 3,245 were males and 2,698 were females. Most of the men worked in the manufacturing and professional, scientific, management, administrative, and waste management services industries while majority of the women worked in the educational, health, and social services, and professional, scientific, management, administrative, and waste management services industries. Median earnings for full-time, year-round male employees were $67,791, while median earnings for full-time, year-round female employees were $41,786 in year 1999.

Records of the U.S. Census Bureau also show that there were 3,809 households in Foothill Ranch in year 1999. Out of the total households, only 3.4% had income of at least $200,000; 12.2% earned between $150,000 and $199,999; 25.6% earned between $100,000 and $149,999; 20.9% earned between $75,000 and $99,999; 20.3% earned between $50,000 and $74,999; 11.5% earned between $35,000 and $49,999; 2.1% earned between $25,000 and $34,999; 1.9% earned between $15,000 and $24,999; 1.2% earned between $10,000 and $14,999; and only 0.9% earned less than $10,000. For the year 1999, the median income of Foothill Ranch households was $89,038 while mean earnings were $99,672.
