Following is a typical Appraisal Location description utilized by the Appraiser in analyzing the general area market trends. 

La Habra Area Description

The United states Census Bureau's 2000 census result show that La Habra City in the State of California has a total population of 58,974. This is composed of 14,020 families and 18,947 households. The city's total population is further subdivided into 10.8% of the elderly residents(65 years old and up), 29.1% of children and minors(0-18 years old), 10.3% young adults (18-24 years old), 31.7% of individuals ages 25-44 and 18.2% adults ages 45-64 years. The median age of La Habra's population is 32 years.

Out of the total population count, the official report also show that in year 2000, there are 18,087 La Hambra residents that are schoolers aged 3 years old and above. Of which, 1,002 are in nursery school, 1,131 are in kindergarten, 8,272 are in elementary school, 3,515 are in high school and 4,617 are either in college or in graduate school.

From the same population count comes forth 43, 379 residents that are aged 16 years old and above. Of which, 27,872 individuals or 64.3 residents are in labor force and 15,507 or 35.7% are not in labor force. From the latter, 27,846 are in civilian labor force particularly. This figure comprises 26,044 employed residents and 1,802 unemployed residents. Only 26 La Hambra locals are in the Armed forces. Female residents that are aged 16 and above comprise 22,240 of the total number of labor force, 11,650 of those are employed.

Among the employed residents of the City of La Hambra, 21,106 individuals are private wage and salary workers; 3,254 are government employees; 1,639 are self-employed individuals and 45 are unpaid family workers. Of these, 7,457 engages in management and professional occupations; 7,713 are in service occupations; 7,713 are employed in sales and offices; 99 individuals engage in farming, fishing and forestry; 2,414 work in construction and maintenance firms; and 4,108 are in production, transportation and material moving occupations.

In terms of industry, employment records of the U.S. Census Bureau showed that the most of the employed populace were in the manufacturing, retail trade, and arts, entertainment, recreation, accommodation and food services.

Basing on the records of the US Census Bureau in the 2000 official survey results, there are 19,013 households in La Habra in 1999. The median income for these households is said to be $47,652. Of which, 1,244 household earn less than 1,244 and 301 household earn more than $200,000. In between those extreme figures are 938 households whose earnings are on the 10-14 thousand dollars range; 2,453 households with 15-24 thousand dollars earnings; 2,158 households with 25-44 thousand dollars earnings; 3,246 households with 35-49 thousand dollars earnings; 4,075 households with 50-74 thousand dollars earnings; 2,401 households with 75-99 thousand dollars earnings; 1,859 households with 100-149 thousand dollars earnings; and 338 households with 150-149 thousand dollars earnings.

In the La Habra City of Orange County, there 14,132 families in 1999 according to official survey results of the 2000 US Census. The median income for these families amount to $51,971, of which 589 families earn less than $10,000 and 261 of them earn more than $200,000.

In connection with the above statistics, the US Census Bureau further report that out of the total number of families, 1,284 of those are below poverty level. Such includes 498 families with female house holders with no husband present and a total of 7,559 La Habra residents. From the total number of poor families, 1,108 of those have children under 18 years old 641 children below five years old.

The United States Census Bureau show that there are a total of 19,542 housing units in La Hambra City, California in 1999. In terms of unit structures, the housing units comprise of 10,246 single detached housing units, 1,668 single attached housing units, 193 double housing units, 1,158 multiple housing units which can house 3 to 4 persons, 823 multiple units which can house 5-9 individuals, 1,379 housing units for 10 to 19 persons family members, 3,335 20-person multiple housing units, 732 mobile homes and 8 housing units in boats and/or vans.

Among the 19,542 housing units in La Habra, California in 1999, 19,042 are occupied housing units. Of which, there are 9,266 owner occupied housing units and 8,202 renter occupied housing units. The owner occupied housing units have a median value of $199,500 while the renter occupied ones have a median rent value of $787.

The United States Census Bureau results in the year 2000 reveal that among the owner occupied housing units, 7,258 are mortgaged whiles 2,008 aren't. The mortgaged housing units have an estimated median cost $1,455 while the non-mortgaged housing units have a median cost of $263.

There are also vacant housing units, 135 of which are specified for sale while the remaining 185 housing units are for rent. The median cost of for-sale housing units is $226,300 while that of the vacant-for-rent housing units have a gross rent of up to $780.
