Following is a typical Appraisal Location description utilized by the Appraiser in analyzing the general area market trends. 

Maywood Area Description

According to the United States Bureau Census, there are 28,083 people residing in Maywood, California in the year 2000. It further shows that there are 6,459 households and 5,699 families residing in the city. Individuals under the age of 18 comprise the largest group with 37.0% of the entire population. 13.2% are from 18 to 24 years old, 32.6% are from 25 to 44 years old, 13.0% are from 45 to 64 years and 4.2% are aged 65 years or older. Median age falls to 25 years. And there is a 104.1:100 male to female ratio.

The 2000 census further reports that there are 9,268 residents aged 3 years and over enrolled in school. 409 are from the nursery school children's group, 480 are kindergarten pupils, 4,981 are elementary school goers, 2,173 are high school students and 1,245 are attending college or graduate school. Of the 13,756 residents age 25 years and over, 47.1% have less than 9th grade attainment. 23.4% are from 9th to 12th grade and 16.3% are high school graduate. Meanwhile, 9.2 % have some college, 1.8% have associate degree, 1.5% have bachelor's degree and 0.8% are graduate or professional degree holders.

A larger number of residents, 10,550 out of the 18,538 residents aged 16 years and over are into labor force. Majority of Maywood's labor force is comprised of civilian labor force with 10,545 workers in number while 5 are into armed forces. Of the civilian labor force, 9,339 are employed workers while 1,206 are not. The remaining 7,988 on the other hand is not in labor force.

Basing still on the same census of 2000, there are 8,224 private salary workers and 658 government workers. Meanwhile, 450 works on a self employed basis in an owned, not incorporated business while 7 are unpaid family workers.

There are about 9,339 residents comprising the employed civilian aged 16 years and above population. A large number of people are involved in production, transportation and material moving occupation with 42.8% of the total population. About 951 have management, professional and related occupation, 1,348 are in service occupations and 1,948 are in sales and office occupation. Meanwhile, 11.3% of Maywood's workers are in construction, extraction and maintenance occupation while only 0.5% are involved in farming, fishing and forestry occupations.

And as far as Maywood's industry is concerned, it was reported that manufacturing is the most frequented one with 35.5% of the entire worker population engaged into it. Educational, health and social services follows with 9.8%. Meanwhile, only a little percentage of workers are engaged in agriculture, forestry, fishing and hunting and mining with 0.5%.

In the year 2000, Maywood's per capita income for the city is reported $8,926. Based on the same census, male full-time, year-round workers have $20,646 median earnings while the female full-time, year-round worker's median earnings sum up to $16,397.

It was revealed in the same US census that out of the 6,482 households in Maywood, 680 or 10.5% earn less than $10,000. On the other hand, 36 or 0.6% earn $200,00 or more. The median income is $30,480. There are also 5,803 families in Maywood of which, 557 or 9.6% have an earning less than $10,000 while 36 or 0.6% earn $200,000 or more. Median family income is $30,361. Both household and family annual income report are based in the year 1999.

According to the US Census Bureau Census, there are 6,828 individuals in Maywood that are below poverty level. The report further includes 1,343 married families and 395 families with female householder with no husband present all living in the same condition.

There are about 6,701 housing units built in Maywood. 2,809 of which, are detached single unit, 1,110 are attached single unit, 430 2-unit, 1,005 3 to 4 Units, 664 5 to 9 units, 368 10 to 19 units, 307 20 or more units and 8 mobile homes. 40.5% of the structures are built between 1940 to1959 and from 1999 to March 2000, 1.3% of the structures are built.

There are about 6,469 occupied housing units in Maywood. 1,700 of these housing units are specified owner-occupied with $156,100 median value. Meanwhile, the 4,540 specified renter-occupied units have a median cost rent of $264. 52 of these units have no cash rent. On the other hand, there are 121 vacant housing units of which, 23 are for sale only and the remaining 98 are for rent. For sale vacant housing units have median asking price of $173,200 while vacant-for-rent units have a median asking rent of $539.
