Following is a typical Appraisal Location description utilized by the Appraiser in analyzing the general area market trends.
Ontario Area Description
Ontario City according to the US bureau of census has a total population of 157,339. Out of the total population, 108,520 belonged to residents 16 years and over. And there are 85,671 city residents aged 25 and above, and there are 54,534 female 16 years above in Ontario city. While there are 8,607 residents aged 65 and above.
Based on the same US census, there are 50,710 students in Ontario city.4.8% are nursery school and pre-school; 6.4% are kindergarten; 49.9% are elementary school; 22.4% are high school; 16.4% are college or graduate school. And there are 23.6% high school graduates in Ontario, and 7.8% have bachelor's degree.
Based on the same survey result, the city has a total of 68,603 residents that belonged to the labor force, that are at least 16 years old. And out of that number 62,417 are employed, and 6,104 are unemployed. There are about 29,946 female in the labor force and 26,858 are employed.
According to the same survey, there are 34,922 families in Ontario City. About 2,065 families have earnings of less than $10,000; 1,776 families have earnings of $10,000 to $14,999; 4,210 have earnings of $15,000 to $24,999; 4,915 have earnings of $25,000 to $34,999; 8,135 have earnings of $50,000 to $74,999; 2,252 have earnings of $100,000 to $149,000, and only 373 families have earnings of $200,000.And the median family income is $44,031.
And basing on the same survey result, there are 43,367 households in Ontario. And out of the total households, only 7.8% have earned at least $10,000;5.5% have earned $10,000 to $14,999;11.9% have earned $15,000 to $24,999;19.8 have earned $35,000 to $49,999;22.9% have earned $50,000 to $74,999;9.9$ have earned $75,000 to $99,999;6.2% have earned $100,000 to $149,999;1.3% have earned $150,000 to $199,999;and only 1% have earned $200,000 or more and the median household income is $42,452.
There are about 4, 27200 families in Ontario city that fall below the poverty level. And 3,698 families have children that are under 18 years old and 2,380 families have children below 5 years old
And according to survey results there are a total of 45,124 housing units in Ontario City. 26,739 are single detached; 3,628 units are single attached; 12,693 multiple housing units; 1,989 mobile homes. and 22.2% of the housing units are built around 1940 to 1959;22.4% are built around 1970 to 1979;25.7% are built around 1980 to 1989;3.9% are built around 1995 to 1998 and only 1.1% are built in 1999 to March 2000.
According to the same survey results, 43,453 are occupied housing units, and around 1,671 are vacant housing units. Around 21,662 housing units are owner occupied, and 18,257 are renter occupied units. As for the vacant housing units, 429 are for sale and 736 units are for rent. And there are a total of 18,636 housing units that are mortgaged. And 3,026 are not mortgaged. And there are 9,271 homeowners that have a monthly mortgage cost of $1,000 to $1,499; and the median monthly mortgage cost is $1,244
And with regards to the renter occupied units, 0.8% has a gross rent of less than $200; 1.5% has a gross rent of $200 to $299; 8.6% has a gross rent of $300 to $499; 43% has a gross rent of $500 to $749; 32.6% has a gross rent of $750 to $999; 1% has a gross rent of $1,500 or more and the median monthly gross rent is $720.
While none of the vacant for sale housing units has an asking price of less than $50,000 to $59,999; some has an asking price of $70,000 to $79,999; some has an asking price of $90,000 to $99,999; others has an asking price of $125,000 to $149,999; while none of the housing units has an asking price of more than $200,000 to $249,999 and the median asking price is $114,000
While the vacant for rent housing units have rental of $200 to $249; 1.6% have rental of $350 to $399; 3.3% have rental of $400 to $449;7.9% have rental of $450 to $499;9.5% have rental of $500 to $549;13.7% have rental of $600 to $649;3.4% have rental of $900 to $999;1.9% have rental of $1,000 to $1,499 and the median rental is $666.
Based on the same census results, 82.3% of the working populations of Ontario City are working in private companies; 12.2% are government workers; 5.2% are self employed; 0.3% is classified as unpaid family workers.
About 27% of the working population that are at least 16 years old are into sales and office occupations;24% are into production, transportation, and material moving occupations;15.1% are into service occupations;20.7% are into management, professional, and related occupations.11.6% are into construction, extraction, and maintenance occupations;1.5% are into farming, fishing, and forestry occupations.
In terms of industry, most of the working populace is into manufacturing, educational, health and social services.
Out of the 62,417 employed populations in the city, 35,559 are male, and 26,858 are female. And most of the males are into production, transportation, and material moving occupations; while the females are into sales and office occupations. While the median earnings for male, full-time, year-round workers are $31,664 and for female, the median earnings for full-time, year-round workers are $26,069.
