Following is a typical Appraisal Location description utilized by the Appraiser in analyzing the general area market trends.
Orange Area Description
As of Census 2000, there are 128,821 people in Orange city. It is approximately 3 miles (6 kilometers) north of Santa Ana, California. And 32 miles (52 kilometers) southeast of Los Angeles. Orange city is unique because many of its homes are built prior to 1920, while many other cities demolished those houses in the 1960's, Orange City decides to preserve them.
According to Census 2000, there are 37,394 students in Orange city, 42% are elementary school (grades 1-8), followed by 26.9% college or graduate school. Next is high school with 19%. Then followed kindergarten with 5.9% and another 5.9% for nursery and pre-school. There are 18.5% who got Bachelor's Degree in Orange city, and 19.6% are high school graduates in the city's population 25 years and over. And 9.5% are graduates or with professional degree.
There are a total of 64,846 people in labor force in Orange city based on Census 2000.And there are 97,515 residents who are at least 16 years and over. And out of that number in labor force 61,620 are employed, and only 3,192 are unemployed. There are about 29,646 female that belonged to the labor force who are 16 years and over. And 27,942 of that number are employed.
Based on the same Census, There are 49,024 workers, who are hired by private companies, and 7,086 are government workers, and 5,360 are self employed or worked in their own business. About 37% of the total work force that are 16 and over has management, professional, and related occupations. Another 29.7% has sales, and office occupations.13.7% are into service occupations, another 11.3% are into production, transportation, and material moving occupations.8.1% are into construction, extraction, and maintenance occupations. And only 0.2% has farming, fishing, and forestry occupations.
Based on industry, manufacturing, professional, scientific, management, administrative, iste management services, and retail trade is where most of the employed populace worked, that is according to the Census 2000.
Out of the 61,620 employed workers in Orange city, 33,678 are males, and 27,942 are females. Based on Census, we can see that most of the male workers are into manufacturing, while most of the female are into educational, health, and social services. And the median earnings for males who worked full-time, year-round is $42,144, while its $34,159 for female who worked full-time, year-round, according to Census for the year 1999.
Based on the same Census, there are 41,030 household in Orange city. And out of that number only 4% is earning $200,000 or more. While 21.4% is earning $50,000 to 74,999. Some 15.2% are earning $75,000 to $99,999.13.8% is earning $100,000 to $149,999.and only 4.7% are earning less than $10,000. And the median household income is $58,994 for Orange city, while the mean earnings are $72,585.
According to the same Census, there are 30,599 families in Orange city. And 3.3% has income of less than $10,000.22.4% has income of $50,000 to $74,999.16.3% has income of $100,000 to $149,999. Another 16.2% has an income of $75,000 to $99,999. 13.4% has income of $35,000 to $49,999. And only 4.6% has an income of $200,000 or more. And the median family income is $64,573.
There are about 2,093 families that fall below the poverty level. And 1,685 of those families has children less than 18 years of age, while 915 families has children under the age of 5.
Based on Census 2000, there are 41,776 housing units in Orange city.23,688 are 1-unit, detached, 5,131 are 1-unit,attached,3,688 3 or 4 units and 1,269 mobile homes. Most of the housing structures in Orange city are built between 1960 to 1969.Only 637 housing units are built between 1999 to March 2000. After that no housing units are built.
Out of the total housing units built, 40,803 are occupied. And 973 are vacant.22,492 of the total housing units are owner occupied, and around 15,303 units are renter occupied.284 vacant housing units are for sale, while, 289 vacant housing units are for rent.
Out of the 22,492 owner occupied housing units, 18,482 of the units are mortgaged. And out of the 18,482 mortgaged units 25.9% or 5,836 has monthly cost of $2,000 or more. While the median monthly owner cost is $1,684.
With the 15,303 renter occupied units, 1.5% has a gross rent of less than $200. 39.9% has a gross rent of $750 to $999.25.5% has a gross rent of $1,000 to $1,499.Only 5.4% has a gross rent of $1,500 or more. And the median gross rent is $884 a month.
As for the vacant for sale housing units, none are sold for less than $125,000 to $149,999. And none has an asking price of more than $750,000 to$ 999,999. While the median asking price for the vacant for sale housing units is $290,400.
