Following is a typical Appraisal Location description utilized by the Appraiser in analyzing the general area market trends. 

Palmdale Area Description

Palmdale city has a total population of 116,573 according to the US Bureau of Census. Out of the total population, 76,832 belonged to residents 16 years and over. And there are 63,006 city residents aged 25 and above, and there are 40,364 female 16 years above in Palmdale city. And there are 6,708 residents aged 65 and above.

Based on the US census, there are 42,184 students in Palmdale city.4.5% are nursery school and pre- school; 5.3% are kindergarten; 53% are elementary school (grades 1-8); 22.3% are high school (grades 9-12); 14.9% are college or graduate school. There are 24.9% high school graduates in Palmdale, and 9.5% have Bachelor's degree.

According to the same survey result, the city has a total of 48,286 residents that belonged to the labor force, that are at least 16 years old. And out of that number 43,474 are employed, and 4,709 are unemployed. There are about 21,251 female in the labor force and 18,935 are employed.

According to the same survey, there are 28,225 families in Palmdale city. About 2,084 families have earnings of less than $10,000; 1,459 families have earnings of $10,000 to $14,999; 2,846 families have earnings of $15,000 to $24,999; 474 families have earnings of $150,000 to $199,999; and only 255 families have earnings of more than $200,000 and the median family income is $49,293

And according to the same survey result, there are 34,387 households in Palmdale. And out of the total households, only 8.8% have earned at least $10,000; 5.7% have earned $10,000 to $14,999; 10.5% have earned $15,000 to $24,999; 11.3% have earned $25,000 to $34,999; 16.7% have earned $35,000 to $49,999; 1.5% earned $150,000 to $199,999 and only 0.8% earned more than $200,000. And the median household income is $46,941

There are about 3,642 families in Palmdale that fall below the poverty level.3, 268 families, have children under 18 years old. And there are 1,756 families that have children under 5 years old.

As per survey results, there are 37,136 housing units in Palmdale, 28,284 are single detached units; 906 are single attached units; 6,162 are multiple housing units; and 1,760 are mobile homes. About 41.5%% of the housing units are built around 1980 to 1989; 25.6% are built around 1990 to 1994; 9% are built around 1970 to 1979; 7.6% are built around 1995 to 1998 and 1.4% are built in 1999 to March 2000.

According to the same survey results, 34,344 are occupied housing units, and there are 2,792 vacant housing units. Around 22,328 housing units are owner occupied, and 9,888 are renter occupied units. As for the vacant housing units, 866 are for sale and 975 units are for rent.

And out of the total occupied housing units, 20,453 are mortgaged and 1,875 are not mortgaged. And 5,088 homeowners have a monthly mortgage cost of $700 to $999; and the median monthly mortgage cost is $1,194

Of the renter occupied units, 2.7% has a gross rent of less than $200; 2.9% has a gross rent of $200 to $299; 21.4% has a gross rent of $300 to $499; 36% has a gross rent of $500 to $749, and only 1.3% has a gross rent of $1,500 or more, while the median gross rent is $630

With regards to the vacant for sale housing units some has an asking price of less than $20,000; some have an asking price of $35,000 to $39,999; others have an asking price $60,000 to $69,999; some have an asking price of $70,000 to $79,999; others have an asking price of $90,000 to $99,999; some have an asking price of $300,000 to $399,999; and none are priced higher than $500,000 to $749,999.And the median asking price is $104,100

While the vacant for rent housing units have rental of $150 to $199; 1.7% have rental of 4150 to $199;0.8% have rental of $200 to $249;8.6% have rental of $250 to $299;9.3% have rental of $300 to $349;23.6% have rental of $450 to $499;7.3% have rental of $800 to $899;0.6% have rental of $900 to $999;and 1.6% have a rental of $1,000 to $1,499, and the median rent is $486

Based on the same census results, 75.1% of the working populations of Palmdale city are working in private companies; 18.2% are government workers; 6.2% are self employed; 0.5% is classified as unpaid family workers.

About 28.2% of the working population that are at least 16 years old are into management, professional, and related occupations;27.6% are into sales and office occupations;16.1% are into service occupations;15.9% are into production, transportation, and material moving occupations;12.1% are into construction, extraction, and maintenance occupations, and 0.1% are into farming, fishing, and forestry occupations.

In terms of industry, most of the working populace is into educational, health and social services.

Out of the 43,474 employed populations in the city, 24,539 are male, and 18,935 are females. And most of the working male populace of Palmdale is into management, professional, and related occupations. And the female workers are mostly into sales and office occupations. Earnings for male, full-time, year-round workers are $42,190 and for female full-time, year-round workers is $29,401.
