Following is a typical Appraisal Location description utilized by the Appraiser in analyzing the general area market trends. 

Pico Rivera Area Description

There are 63,428 people in Pico Rivera in the year 2000 according to the United States Census Bureau. About 16,468 households and 13,866 families are residing in the city. About 31.0% of the entire population is under the age of 18. 10.5% are from 18 to 24, 29.7% are from 25 to 44, and 17.8% of the residents are from 45 to 64. And about 11.0% of population are 65 years or older. Demographical information further shows that there is a 96.4:100 male to female ratio Pico Rivera and the population's median age is 31 years.

The same US Census shows that there are 19,948 residents aged 3 years and over enrolled in school. About 9,029 or 45.3% of these are elementary school-goers. Meanwhile, there are 1,240 nursery or preschoolers, 1,253 kindergarten pupils, and 4,836 high school students. About 3,590 residents comprise the college or graduate school populace.

The 2000 US Census further shows the educational attainment of the 37,044 Pico Rivera residents aged 25 years and over which reveals the following results: there are 8,384 who have less than 9th grade, 8,251 have 9th to 12th grade and 9,644 are high school graduate. It further shows that there are 6,406 residents who have some college, 1,731 with associate degree, 1,897 with bachelor's degree and about 731 are graduate or professional degree holders.

According to the results of the 2000 US Census, there are 25,337 or 55.2% of the 45,882 people aged 16 years and over r that comprises Pico Rivera's labor force. Out of these 25,337 people, 20 are employed in the armed forces and the remaining 25,317 are in the civilian labor force. The latter is made up of 23,489 employed workers and 1,828 who are not. There are 20,545 who are not in labor force.

Based on the census report, manufacturing appears to be the most frequented industry in Pico Rivera. Educational, health, and social services and then retail trade follow the list.

There are 23,489 employed civilian aged 16 years and over according to the 2000 Census. Most of these workers have sales and office occupations with a total of 6,775 workers. Meanwhile, there are 4,556 who have management, professional and related occupation, 3,458 who are into service occupation, and 6,468 are involved in production, transportation, and material moving occupation. There are also 2,156 workers involved in construction, extraction, and maintenance occupation and about 76 are into farming, fishing, and forestry occupations.

A large number of employed people are private wage and salary workers. There are about 18,877 of them or 80.4% of the entire working population in Pico Rivera. Meanwhile, 3,219 are government workers, 1,295 are self-employed workers in owned and not incorporated business and 98 are unpaid family workers.

The census report shows that the city’s per capita income already sum up to $13,011. It further conveys that the male, full time workers as well as the females have $29,397 and $24,491 median earnings respectively.

In 1999, the 16,490 households in Pico Rivera have median income of $41,564. There are 1,612 lowest earning households with less than $10,000 annual income and 123 highest earning households with $200,000 or more annual income.

On the other hand, there are 14,038 families in Pico Rivera whose median income would sum up to $45,422. About 907 families are earning less with less than $10,000 in there annual income while 106 families earn the most with $200,000 or more.

There are 1,632 families, another 637 families with female householder and with no husband present and 7,842 individuals living below poverty level. This is according to the poverty status report in 1999 released by the US Census Bureau.

There are already a total of 16,807 housing units built in Pico Rivera. Most of these units are built from 1940 to 1959. About 60% of the housing units are built in that year.

Most structures, about 12,634 are detached single units. Meanwhile, there are 934 attached single unit structures and 98 are double units structures. About 239 are 3 to 4 unit houses, 185 5 to 9 unit houses, 241 10 to 19 unit houses and 1,886 20 or more unit houses. There are also mobile homes with 590 in number.

A total of 16,473 housing units are occupied in Pico Rivera. About 10,649 of these are occupied by owners. Most of these owner-occupied units are valued from $150,000 to $199,999. The median cost is $166,800. Another 4,912 units are occupied by renters. The rent cost is $700, while there are also 158 units with no cash rent.

A total of 233 housing units are vacant. Of these, 119 units are available for sale with a median asking price of $149,700. The remaining vacant units are for rent with a median rent costing $625.
