Following is a typical Appraisal Location description utilized by the Appraiser in analyzing the general area market trends.
Placentia Area Description
Based on the 2004 population estimate, Placentia's population is 49,949.And it's located in northern Orange County, California.
According to Census 2000, there are 14,320 students, based on the population 3 years and over enrolled in school. Of that, 27.8% or 3,986 students are in college or graduate school. Then followed by high school ( grades 9-12) with 2,892 students for a total of 20.2%.The highest so far are enrolled in elementary school (grades 1-8) with 5,866 students or 41% of the total number enrolled. For those enrolled in nursery and pre-school it's a total of 794 or 5.5%, and those enrolled in kindergarten are a total of 782 students or 5.5%
The employment status of the population 16 years and over in Placentia is 35,704.Of that population 24,586 belong to the labor force. And the number of employed population 16 years and over are 23,497 or 65.8%.
Based on the same census, 18,519 are private wage earner or privately hired, for a total of 78.8%. And those that worked for the government is 3,238 or 13.8% and 7.1% or 1,668 are self employed workers. Management, professional, and related occupations got 39.3% or a total of 9,232 workers. Followed by sales and office occupations for 6,956 or a total of 28.5%, then followed by service occupations which has 2,956 or 2.6%,then came the production, transportation, and material moving occupation for 2,827 workers or 12% And then the least of all is farming, fishing, and forestry occupations for 95 workers, and a total of 0.4%
In terms of industry, record shows that most of the employed populace worked with educational, health, and social services. Of the total employed civilian population 16 years and over which is 23,497, 10,692 of that are female and 12,805 are male. While the median earnings for male full-time, year- round workers are $46,956.And for female working full-time, year-round the median earnings are $34,184.
According to the Census, there are 15,136 households in Placentia city. Out of that number 2.3% or 350 households are earning $200,000 or more. Some are earning $50,000 to $74,999 or 3,417 household or 22.6%. Others are earning $75,000 to $99,999 for a total of 2,669 household or 17.6% some households are earning $35,000 to $49,999 or 2,092 households or 13.8%. Only 3.3% or 502 households are earning less than $10,000. And the median household income is $62,803.
Based on the same Census, there are 11,841 families in Placentia city. Out of that number, 2,618 families or 22.1% has an income of $50,000 to $74,000.Only 2.6% or a total of 304 families has an income of less than $10,000. Other families has an income of $15,000 to $24,000 for a total of 733 families or 6.2% some families has an income of $35,000 to $49,999 for a total of 1,552 families or 13.1% only 2.5% or 301 families has an income of $200,000 or more. And the median family income is $68,976.
There are about 677 families in Placentia city that fall below the poverty level. And out of that number, about 559 families are with children below 18 years of age. And 305 families has children under 5 years old.
According to the Census 2000, there are 15,424 housing units in Placentia. 9,267 units or 60.1% are 1-unit, detached. 2,046 units are 1-unit, attached or 13.3% 556 mobile homes or 3.6%. And most of the housing units are built around 1970 to 1979 for a total of 33.4% and no housing units are built after March 2000.
Of the total housing units, 15,138 are occupied. Out of that number 9,399 are owner occupied units. And 4,713 are renter occupied. Out of the 9,399 owner occupied 7,988 units are mortgaged. And 2,794 has monthly costs of $1,500 to 1,999 while the median monthly cost is $1,679.
Out Of the 4,713 renter occupied units, only 1% or 46 units has a gross rent of less than $200 while 37.3% or 1,756 units has a gross rent of $750 to $999 While 16.2% or 763 units has a gross rent of $500 to $749.And only 6% or 284 units has a gross rent of $1,500 or more. While the median gross rent is $890.
None of the specified vacant-for-sale only housing units are sold less than $20,000 While 11 units are sold around $100,000 to $124,999. And then some 25 units are sold around $250,000 to $299,999. Then another is tagged at $500,000 to $749,999 for 12 units. And the median asking price is $279,000.
