Following is a typical Appraisal Location description utilized by the Appraiser in analyzing the general area market trends.
Rancho Palos Verdes Area Description
According to the United States Census Bureau, Rancho Palos Verdes City's population is 41,145 at the 2000 census. The city's population is disseminated with 23.0% under the age of 18. About 4.7% are from 18 to 24, 23% from 25 to 44 and 30.7% from 45 to 64. There are 18.7% who belong to the 65 years and older age group. The population's median age is 45 years.
The city has a total of 10,760 residents aged 3 years and over enrolled in school, according to the US census reports. About 701 of them are in nursery and preschool, 625 in kindergarten, 4,774 in elementary school, and 2,285 are in high school. Meanwhile, there are about 2,374 individuals who are attending college of graduate school.
Of the city's 30,023 population aged 25 years and over, about 31.8% have obtained bachelor's degree. About 26.2% are graduate or professional degree holders while 6.9% have associate degree and 18.9% have some college. There is 1.1% who attained less than 9th grade, 3.1% with 9th to 12th grade and about 11.9% who graduated high school.
The US Census report shows that the city's labor force is comprise of 18,898 individuals. That is 57.4% of the total population aged 16 years and over which is 32,925. The remaining 14,027 is not into labor force. There are 18,890 workers that comprise the civilian labor force, of which, 18,399 are employed and 491 who are not. Meanwhile, there are 8 who are employed in the armed forces.
The report further shows that there are 8,103 females aged 16 years and over who are into labor force. About 7,892 of them are employed workers.
According to the US Census, 62.9% of the 18,399 employed civilian aged 16 years and over are involved in management, professional and related occupations. About 24% are into sales and office occupations; 5% in service occupations; 3.2% are into construction, extraction, and maintenance occupations; 4.8% in production, transportation, and material moving occupation and about 0.2% have farming, fishing, and forestry occupation.
The same US Census report reveals the industries with most people engaged into it. Educational, health and social service industries have 21.3% of the city's total working population. Manufacturing industry as well as professional, scientific, management, administrative, and waste management service industries follow the list.
Of the city's different working class, there are 13,308 who are private wage and salary workers and about 2,581 are government workers. There are 2,423 individuals who work in there owned, unincorporated business as self-employed while there are 87 who are classified as unpaid family workers.
Basing on the census report, the city has gained $46,250 in there per capita income. Male, fulltime workers have median earnings of $80,617 versus $46,665 of the females.
Of the 15,353 households in the city, 316 are earning the lowest annual income bracket with less than $10,000 while there are 2,255 earning the other way around with $200,000 or more. Meanwhile, the median annual income is at $95,503.
The same through with the 12,246 families residing in the city, 177 families are hitting the lowest annual income bracket with $10,000 or less while 2,073 are earning high with $200,000 or more. The median family income is at $105,586
The poverty status in 1999 as revealed in the same census report shows that there are 1,188 individuals, of which 897 are 18 years and over and 200 who are aged 65 years and over living below the poverty level. It further shows that there are 248 families and another 78 with female householder and with no husband present in the same poverty status.
In terms of the housing units in Rancho Palos Verdes City, there are already 16,669 house built of which 42.7% are built between 1960 to 1969.
Based on the census results, there are 12,095 detached single unit houses; 1,284 attached single unit houses; 24 double unit houses; 220 3 to 4 unit houses; 307 5 to 9 unit house; 203 10 to 19 unit houses and 1,536 houses with 20 or more units. There are no mobile homes or homes built in boat, RV, van, etc. in the city.
The occupied housing units would sum up 15,233 units. Those which are occupied by owners are valued at a median cost of $560,500. About 55.5% of these types have values ranging from $500,000 to $ 999,999. There are a total of 15,233 owner-occupied housing units.
Meanwhile, there are also renter-occupied housing unit with median rent costing $1,496. About 45.8% of these have gross rent of $1,500 or more. And about 2,754 renter-occupied housing units exist in the city.
A total of 159 housing units are vacant. Of these, 57 are available for sale with median cost of $457,400. The remaining units are for rent with median rent costing $1,240.
