Following is a typical Appraisal Location description utilized by the Appraiser in analyzing the general area market trends. 

Rialto Area Description

Rialto city is located in San Bernardino County, California. Based on the 2000 census, Rialto has a population of 91,711. Out of the total population, 60,745 residents are at least 16 years old. Of which 32,310 are female. And there are around 47,766 residents that are aged 25 years and above. And there are 5,747 residents that are 65 years old.

According to the same survey, there are 32,932 students in Rialto city.4.2% are in nursery school and pre-school;5.5% are in kindergarten;51.7% are in elementary school (grades 1-8);23.5% are in high school (grades 9-12);15% are in college or graduate school. There are about 27.6% of the city's residents that are 25 years and above that are high school graduates and 6.4% got Bachelor's degree.

The city of Rialto has a labor force of 36,327, which belonged to the age group 16 years and over and out of this labor force 32,460 are employed while 3,830 are unemployed. There are about 16,698 females 16 years old and above that belonged to the labor force, and about 14,872 of them are employed.

Based on the US Bureau of census, there are about 20,654 families in Rialto. And 1,458 of these families have an earning of less than $10,000; 993 have an earning of $10,000 to $14,999; 2,850 have an earning of $15,000 to $24,999; 2,797 have an earning of $25,000 to $34,999; 3,656 have an earning of $35,000 to $49,999; 309 have an earning of $150,000 to $199,999; while only 100 have an earning of $200,000 or more, and the median family income is $42,638.

Based on the same survey results, there are 24,534 households in Rialto. And based on the survey only 0.5% have an income of $200,000 or more; 1.4% have an income of $150,000 to $199,999; 6.5% have an income of $100,000 to $149,999; 10.2% have an income of $75,000 to $99,999; 5.4% have an income of $10,000 to $14,999; while only 8.5% have an income of less than $10,000.And the median household income is $41,254

According to the survey result, there are 2,845 families that fall below the poverty level. And 2,540 of these families have children less than 18 years, and 1,459 families have children under 5 years old.

And based on the same survey, there are at least 25,813 total housing units in Rialto.18, 316 of which are single detached; 581 are single attached; 5,138 are multiple housing units; and 1,761 are mobile homes. About 35% housing units in Rialto are built around 1980 to 1989; 4.6% are built around 1995 to 1998; and there are only about 0.7% housing units that are built in 1999 to March 2000.

Of the total housing units, 24,479 are occupied, and around 1,334 are unoccupied housing units. Of the occupied housing units, 14,820 are owner occupied housing units; while 7,730 are renter occupied housing units. And with regards to the vacant housing units; 438 of the vacant housing units are for sale, and about 508 housing units are vacant for rent.

Of the total owner occupied housing units, 13,050 units are mortgaged, and 1,770 are not mortgaged. And around 6,312 homeowners, have a monthly mortgage cost of $1,000 to $1,499; 23.9% have mortgage cost of $700 to $999; And only about 3.2% have a mortgage cost $2,000 or more, and the median mortgage cost is $1,128.

With regards to the renter occupied units, 3.7% have a gross rent of $200 to $249; 3.5% have a gross rent of $250 to $299; 14.6 have a gross rent of $600 to $649; and only 4.7% have a gross rent of $900 to $999, and the median gross rent is $562.

While for the vacant for sale housing units, there are 8 units that have an asking price of less than $20,000; 4 units have an asking price of $30,000 to $34,999; some have an asking price of $40,000 to $49,999; majority of the for sale housing units have an asking price of $125,000 to $149,999; and none have an asking price higher than $150,000 to $174,999.And the median asking price is $105,600.

With regards to the vacant for rent housing units, 3.7% have a rental of at least $200 to $249; 3.5% have a rental of at least $250 to $299; 4.9% have a rental of $350 to $399; 14.6% have a rental of $600 to $649; 10.8% have a rental of $500 to $549; and none have a rental fee above $900 to $999, while the median rental fee was $562.

And according to the same survey result, 75.8% of the working populace is privately hired; 19.2% are government workers; 4.6% are self employed, and 0.5% is classified as unpaid family workers.

And about 28.5% of the working population aged 16 years and above are into sales and office occupations;23.6% are into production, transportation, and material moving occupations;20.2% are into management, professional, and related occupations;16.1% are into service occupations;11.2% are into construction, extraction, and maintenance occupations; while only 0.2% are into farming, fishing, and forestry occupations.

In terms of industry, survey result shows that 20% of the working populace is into educational, health, and social services.

And out of the 32,460 employed population of Rialto, 17,588 are males and 14,872 are female. While majority of the males are into production, transportation, and material moving occupations; the females are mostly into sales and office occupations.
