Following is a typical Appraisal Location description utilized by the Appraiser in analyzing the general area market trends. 

San Gabriel Area Description

San Gabriel City has a total population of 39,306 according to the US Bureau of Census. Out of the total population, 31,081 belonged to residents 16 years and over. And there are 26,962 city residents aged 25 and above, and there are 16,527 female 16 years above in San Gabriel city. And there are 4,710 residents aged 65 and above.

And according to the US bureau of census, there are 11,685 students in San Gabriel. 5.7% are nursery school and pre-school; 5.7% are kindergarten; 36.8% are elementary school; 19.4% are high school; 32.3% are college or graduate school; and there are 18.3% high school graduates in San Gabriel, and 17.1% have Bachelor’s degree.

And basing on the same survey result, the city has a total of 18,048 residents that belonged to the labor force, that are at least 16 years old. And out of that number 16,837 are employed, and 1,191 are unemployed. There are about 8,621 female in the labor force and 7,981 are employed.

Based on the same survey, there are 9,632 families in San Gabriel city. About 706 families have earnings of less than $10,000; 1,081 have earnings of $15,000 to $24,999; 1,508 have earnings of $35,000 to $49,999; 2,112 have earnings of $50,000 to $74,999; 1,007 have earnings of $100,000 to $149,999; 185 have earnings of $150,000 to $199,999; 114 have earnings of $200,000 or more, while the median family income is $45,287

And as per the survey result, there are 12,554 households in San Gabriel. And out of the total households, only 9.4% have earned less than $10,000; 12.5% have earned $15,000 to $24,999; 16% have earned $35,000 to $49,999; 20.4% have earned $50,000 to $74,999; 8.8% have earned $100,000 to $149,999; 1.7% has earned $150,000 to $199,999; and only 1.2% has earned $200,000 or more, and the median household income is $41,791

There are about 1,200 families in San Gabriel that fall below the poverty level.842 families, have children under 18 years old. And there are 353 families that have children under 5 years old.

And according to the survey results, there are 12,852 housing units in San Gabriel, 6,952 are single detached units; 1,151 are single attached units; 4,705 multiple housing units; and 32 mobile homes. And 37.7% of the housing units are built around 1940 to 1959; 12.6% are built around 1970 to 1979; 468 are built around 1990 to 1994; and 0.4% are built in 1999 to March 2000

And based on the same survey, 12,535 are occupied housing units in San Gabriel and there are 317 vacant housing units. Around 5,412 housing units are owner occupied, and 6,539 are renter occupied units. As for the vacant housing units, 65 are for sale and 150 units are for rent.

And out of the total occupied housing units, 3,745 are mortgaged and 1,667 are not mortgaged. And there are around 1,067 homeowners that have a monthly mortgage cost of $1,500 to $1,999 while the median monthly mortgage cost is $1,531

With the renter occupied units, at least 0.6% has a gross rent of less than $200; 0.9% has a gross rent of $200 to $299; 38.5% has a gross rent of $500 to $749; 10.7% has a gross rent of $1,000 to $1,499; 1.5% has a gross rent of $1,500 or more, while the median gross rent is $759

And with regards to the vacant for rent housing units, 5 units has asking price of not less than $300 to $349; 9 units has asking price of $450 to $499; 13 units has asking price of $550 to $599; 19 units has asking price of $600 to $649; 21 units has a rental fee of $700 to $749; 13 units has asking price of $800 to $899; 28 units has asking price of $900 to $999; 12 units has asking price of $1,000 to $1,499 and the median asking price is $758.

While the vacant for sale housing units, 29.2% have an asking price of less than $20,000; 9.2% have an asking price of $100,000 to $124,999; 7.7% have an asking price of $175,000 to $199,999; 23.1% have an asking price of $200,000 to $249,999; 23.1% have an asking price of $250,000 to 4299, 999; 7.7% have an asking price of $400,000 to $499,999 and the median asking price is $208,300.

And based on the same census results, 77.7% of the working populations of San Gabriel city are working in private companies; 14.4% are government workers; 7.5% are self employed; 0.4% is classified as unpaid family workers.

About 34% of the working population that are at least 16 years old are into management, professional, and related occupations;29.8% are into sales and office occupations;16.2% are into service occupations;14.4% are into production, transportation, and material moving occupations;5.6% are into construction, extraction, and maintenance occupations. And none are into farming, fishing, and forestry occupations.

In terms of industry, most of the working population of San Gabriel is into educational, health and social services.

Out of the 16,837 employed populations in the city, 8,856 are male, and 7,981 are female. And majority of the working male population are into management, professional, and related occupations. While the female are into sales and office occupations. While the median earnings for male, full-time, year-round workers are $31,642 and for female, the median earnings for full-time, year-round workers are $29,302.
