Following is a typical Appraisal Location description utilized by the Appraiser in analyzing the general area market trends. 

Santa Clarita Area Description

Santa Clarita City has a total population of 151,381 according to the US Bureau of Census. And out of the total population, 110,020 belonged to residents 16 years and over. And there are 93,648 city residents aged 25 and above, and there are 56, 774 female 16 years above in Santa Clarita city. And there are 10,140 residents aged 65 and above.

And according to the US Bureau of census, there are 48,342 students in Santa Clarita City. 7.5% are in nursery school and pre-school; 6.3% are in kindergarten; 44.9% are elementary school; 19% are high school; 22.4% are college or graduate school; and there are around 20.2% high school graduates in Santa Clarita City, and 20.3% have Bachelor’s degree.

And basing on the same survey result, the city has a total of 79,198 residents that belonged to the labor force, that are at least 16 years old. And out of that number 75,361 are employed, and 3,788 are unemployed. There are about 36,023 female in the labor force and 34,212 are employed.

And according to the same survey, there are 38,289 families in Santa Clarita City. 948 of the said families are earning less than $10,000; 1,829 have earnings of $15,000 to $24,999; 4,696 families have earnings of $35,000 to $49,999; 7,492 have earnings of $75,000 to $99,999; 2,135 have earnings of $150,000 to $199,999; and 1,656 families have earnings of $200,000 or more, and the median family income is $73,588.

And according to survey result, there are 50,697 households in Santa Clarita City. Of the total households, 4.1% have earned less than $10,000; 6% have earned $15,000 to $24,999; 13.4% have earned $35,000 to $49,999; 22.1% have earned $50,000 to $74,999; 17.3% have earned $100,000 to $149,999; 4.7% have earned $150,000 to $199,999; and 3.8% have earned $200,000 or more, while the median household income is $66,717.

There are about 1,782 families in Santa Clarita that fall below the poverty level. About 1,417 families, have children under 18 years old. And there are 746 families that have children under 5 years old.

As per survey results, there are 52,456 housing units in Santa Clarita City, 31,784 are single detached units; 6,314 are single attached units; 12,118 multiple housing units; 2,208 mobile homes; and 36% of the housing units are built around 1980 to 1989; 10.4% are built around 1990 to 1994; and only 3% are built in 1999 to March 2000.

And based on the same survey, 50,685 are occupied housing units in Santa Clarita and there are 1,771 vacant housing units. And 32,670 housing units are owner occupied, and 12,788 are renter occupied units. As for the vacant housing units, 487 are for sale and 636 units are for rent.

And a total 29,640 occupied housing units are mortgaged and 3,030 are not mortgaged. And 10,082 homeowners have a monthly mortgage cost of $1,500 to $1,999, while the median monthly mortgage cost is $1,674.

With regard to the renter occupied units, about 2.3% have a gross rent of less than $200; 2.3% have a gross rent of $300 to $499; 20.8% have a gross rent of $500 to $749; 29.4% have a gross rent of $750 to $999; 34.9% have a gross rent of $1,000 to $1,499; and 7.1% have a gross rent of $1,500 or more. And the median gross rent is $943

With regards to the vacant for rent housing units, 4 units has an asking price between $20,000 to $24,999; some has an asking price of $50,000 to $59,999; while some has an asking price of $70,000 to $79,999; some has an asking price $125,000 to $149,999; others has an asking price of $175,000 to $199,999; others has an asking price of $500,000 to $749,999; and some even has an asking price of $1,000,000, or more. And the median asking price is $233,900

While 1.9% of the vacant for rent housing units, have a rental of $150 to $199; 1.1% have a rental of $300 to $349; 1.6% have a rental of $450 to $499; 9.7% have a rental of $650 to $699; 6% have a rental of $750 to $799; 45.5% have a rental of $1,000 to $1,499; while 4.4% have a rental of $2,000 or more, and the median rental fee is $998.

And according to the same census results, 76.8% of the working populations of Santa Clarita City are working in private companies; 15% are government workers; 7.9% are self employed; and 0.3% is classified as unpaid family workers.

About 40.9% of the working population that are at least 16 years old are into management, professional, and related occupations; 14.1% are into service occupations; 28% are into sales; 8.9% are into production, transportation, and material moving occupations; 8.2% are into construction, extraction, and maintenance occupations, and none are into farming, fishing, and forestry occupations.

In terms of industry, most of the working population of Santa Clarita is into educational, health and social services.

And out of the 75,361 employed populations in the city, 41,149 are male, and 34,212 are female. And majority of the working population male and female are into management, professional, and related occupations. While the median earnings for male, full-time, year-round workers are $53,769 and for female, the median earnings for full-time, year-round workers are $36,835.
