Following is a typical Appraisal Location description utilized by the Appraiser in analyzing the general area market trends. 

Santa Fe Springs Area Description

Santa Fe Springs is a city in Los Angeles County, California. And according to the US Bureau of Census its total population is 17,834. Of the total population, 13,003 residents are at least 16 years old, of which 6,545 are females. And there are about 10,903 residents aged 25 years and over. And there are 2,167 residents who are at least 65 years old.

According to the same survey results, there are 5,680 students in Santa Fe Springs. 5.9% are in nursery and pre-school; 6.5% are in kindergarten; 45.5% are in elementary; 22.4% are in high school; 19.7% are in college or graduate school. And there is about 28.2% of the city’s population aged 25 and above that are high school graduates; and there are 6.9% that has bachelor’s degree.

Based on the same US Bureau of Census result, there are 6,946 in the labor force, and it comprised of the city's population 16 years and above. And of that figure 6,457 are employed while 474 are unemployed. There are about 3,171 females that belonged to the labor group, and 2,891 of them are employed.

And according to the same survey, there are 3,824 families in Santa Fe Springs, There are 137 families that are earning less than $10,000; 143 families are earning $10,000 to $14,999; 437 are earning $25,000 to $34,999; 1,025 families are earning $50,000 to $74,999; 479 are earning $75,000 to $99,999; and 32 families are earning $200,000 or more, and the median family income is $49,867

Based on the same US survey, there are 4,857 households in Santa Fe Springs. And of the total households, about 7.8% have an income of less than $10,000; 11.7% have an income of $15,000 to $24,999; 19.6% have an income of $35,000 to $49,999; 9.5% have an income of $75,000 to $99,999; 7.9% have an income of $100,000 to $149,000; 1.4% has an income of $150,000 to $199,999; and only 0.8% have an income of $200,000 or more. And the median household income is $44,540, and the mean earnings are $52,712.

And there are 307 families that fall below the poverty level in Santa Fe Springs, 266 families have children below 18 years old, while there are about 114 families that have children under 5 years old.

And basing on the same survey results, there are 4,928 total housing units in Santa Fe Springs. There are 3,092 single detached units; 286 single attached units; 1,423 multiple housing units; 127 mobile homes. About 57.8% of the housing units are built around 1940 to 1959; 13.4% are built around 1970 to 1979; 1.8% are built around 1995 to 1998; and 0.3% are built in 1999 to March 2000.

Of the total housing units built, 4,835 are occupied, and 93 are vacant. Around 2,730 housing units are specified owner occupied units, while 1,803 housing units are specified renter occupied units. While there’s no vacant housing unit that’s for sale, only 63 units are for rent.

Out of the total owner occupied units, 2,004 are mortgaged, while 726 housing units are not mortgaged. And there are 931 homeowners that have a monthly mortgage cost of $1,000 to $1,499, and the median monthly mortgage cost is $1,255.

And about the renter occupied units, 4.7% has a gross rent of less than $200; 7.2% has a gross rent of $300 to $499; 32.8% has a gross rent of $500 to $749; 35.5% has a gross rent of $750 to $999; while 1.4% has a gross rent of $1,500 or more, and the median rental fee is $747.

With regards to the vacant for sale housing units, none of the vacant housing units are for sale.

With regards to the vacant for rent housing units, 12.7% have a gross rent of less than $100; while 87.3% is the highest asking gross rent of $650 to $699, and the median monthly gross rent is $671.

And according to the US Bureau of Census results, 81% of the working populations are privately hired, and 13.8% are government workers; 4.9% are self employed; and 0.4% are classified as unpaid family workers.

While 30% of the employed population 16 years and above are into sales and office occupations; 25.6% are into production, transportation, and material moving occupations; 22.9% are into management, professional, and related occupations; 12.9% are into service occupations; 8.3% are into construction, extraction, and maintenance occupations; and 0.3% are into farming, fishing, and forestry occupations.

In terms of industry, most of the employed population is into manufacturing, educational, health, and social services.

Out of the total employed population, 3,566 are male and 2,891 are female. And most of the males are into production, transportation, and material moving occupations; And the females are into sales and office occupations. And the median earnings of male full-time, year-round workers are $33,413 while the median earnings of female full-time, year-round workers are $27,279.
