Following is a typical Appraisal Location description utilized by the Appraiser in analyzing the general area market trends. 

Temecula Area Description

As of the census of 2000 released by the United States Census Bureau, there are 57,425 people residing in Temecula City, California. The whole population includes 18,293 households and 15,164 families. Based on the census, 34.7% are under 18 years of age while 7.8% of the residents are at least 18 to 24 years old. Temecula's population is further spread with 33.3% city residents aged 25 to 44 years old and 17.2% are from 45 to 64 years of age. And the records also show that 7.1% of the entire population are 65 years of age or older. The median age is 31 years.

According to the same US Census, 19,524 Temecula residents of age 3 years and above population are enrolled in school. There are 9,254 elementary school enrollees. It comprises the greatest number of school goers with 47.4% of the entire population. On the other hand, there are 1,211 nursery school pupils, 1,320 kindergarten pupils, 4,148 high school students and 3,591 in college and graduate school populace.

The census further reveals that of the 32,843 residents aged 25 years and over, there are 11,425 residents who got some college or no diploma. This comprises 34.8% of the total population involved. Meanwhile, 2,775 residents have Associate degree; 5,868 have Bachelor’s degree and 2,343 are graduate or professional degree holders. On the other hand, 1,138 attained less than 9th grade, 2,103 with 9th to 12th grade and 7,171 are high school graduate.

The Census also shows that there are 39,474 residents aged 16 years and over, of which, 68.8% comprises the labor force. It further shows that 26,438 are into civilian labor force, of which 25,179 are employed and 1,259 are not while 636 consist the armed forces. On the other hand, 12,400 residents are not in labor force.

Basing on the census records, private wage and salary workers comprise the largest group of employed people with 19,031 workers in number. Meanwhile, 3,977 are government workers; 2,118 are self-employed workers and 53 are unpaid family workers. Of the 25,179 employed civilian population aged 16 years and over, 8,947 workers are into management, professional, and related occupations,3,734 are in service occupations; 7,251 are in sales and office occupations; 52 are in farming, fishing, and forestry occupations; 2,184 are in construction, extraction, and maintenance occupations and 3,011 employees are engaged into production, transportation, and material moving occupations

The records further shows that educational, health and social services are the most frequented industry with 18.5% of the 25,179 employed civilian population aged 16 years and over population engaged into it. Then followed by manufacturing, retail trade, arts, entertainment, recreation, accommodation and food services respectively. On the other hand, agriculture, forestry, fishing and hunting, and mining are the less frequented one.

The per capita income for the city is $21,557. The census records further shows that the median earnings for male full-time, year-round workers is $47,113 while for female full time, year-round workers is $31,608.

Based on the official US Census official report, the median household earnings of 18,249 Temecula households is $59,519 in 1999. It further reveal that 877 or 4.8% of the total number of households earn the least with less than $10,000 or less, while only 1.9% or a total of 351 households earn $200,000 or more in the year 1999. Out of the 15,175 families in Temecula, there are about 539 families that earn less with annual income of $10,000 or less and 268 families that earn the most with earnings of $200,000 or more basing on the same census report that was released. The median income for family is $62,270 in the year 1999.

The census report also shows that in 1999 there are about 846 married families, 3864 individuals and 346 families with female householder and no husband present that fall below the poverty level

It is reported in the same US Census release that there are 19,022 housing units in Temecula City, California. About 14,481 are detached single units; 384 are attached single units; 50 are double unit houses; 546 are 3 to 4-unit houses; 1,075 are 5 to 9-unit houses; 484 are 10 to 19-unit houses; 1,682 are 20 or more-unit houses and 313 mobile homes and 7 housing units that are in boats or vans. About 6,899 units or 36.3% of the total number of housing units are built around 1980 to 1989 while only 1,900 or 10% of the total number are built around 1999 to March 2000.

There are 18,219 occupied housing units in Temecula City. About 12,506 are owner-occupied and 4,908 are renter-occupied units.41.9% of specified owner-occupied units are valued at $150,000 to $199,999 while median cost is at $190,000. There are 11,415 owner-occupied housing units that are mortgaged with a median mortgage cost of $1,499. On the other hand, there are 1,091 housing units that are not mortgaged. These housing units have a $370 median cost. 37.7% of renter-occupied units have a gross-rent of $750 to $999 and the median gross rent is at $846.
