Following is a typical Appraisal Location description utilized by the Appraiser in analyzing the general area market trends.
Thousand Oaks Area Description
Thousand Oaks is a city in Ventura County, California. And according to the US Bureau of Census its total population is 116,725. Of the total population, 89,817 residents are at least 16 years old, of which 46,479 are females. And there are about 78,458 residents aged 25 years and over. And there are 12,554 residents who are at least 65 years old.
According to the same survey results, there are 33,741 students in Thousand Oaks.7.8% are in nursery school and pre-school;4.2% are in kindergarten;43.4% are in elementary school (grades 1-8);19.8% are in high school (grades 9-12);24.8% are college or graduate school. While there are about 15.5% of the city's population aged 25 and above that are high school graduate. And there are 26.6% that had Bachelor's degree.
Based on the same Census result, there are 61,487 in the labor force, and it comprised of the city's population 16 years and above. And of that figure 59,051 are employed while 2,336 are unemployed. There are about 27,581 females that belonged to the labor group, and 26,467 of them are employed.
According to the same survey results, there are 31,410 families in Thousand Oaks. about 553 families are earning less than $10,000;493 are earning about $10,000 to $14,999;1,584 are earning about $15,000 to $24,999;5,697 are earning about $50,000 to $74,999;7,433 are earning about $100,000 to $149,999; and only 2,653 families are earning $200,000 or more, and the median family income is $86,041.
Based on the same survey results there are 41,792 households in Thousand Oaks. And out of the total households, only 3.2% have an income of less than $10,000;2.6% have an income of $10,000 to $14,999;6.1% have an income of $15,000 to $24,999;7% have an income of $25,000 to $34,999;11.2% have an income of $35,000 to $49,999;18.5% have an income of $50,000 to $74,999;16.2% have an income of $75,000 to $99,999;20.6% have an income of $100,000 to $149,999;7.1% have an income of $200,000 or more. While the median household income is $76,815.And the mean earnings is $91,593.
There are about 996 families that fall below the poverty level in Thousand Oaks, 741 families have children below 18 years old, while there are about 342 families that have children under 5 years old.
According to the same survey results, there are 42,928 total housing units in Thousand Oaks. There are 28,521 single detached units; 5,148 single attached units; 8,188 multiple housing units; 1,071 mobile homes. About 37.1% of the housing units are built around 1970 to 1979;22.95 are built around 1960 to 1969;6.4% are built around 1995 to 1998;and 3.3% are are built in 1999 to March 2000.
Of the total housing units built, 41,796 are occupied, and 635 are vacant. Around 28,513 housing units are specified owner occupied units, while 10,241 housing units are specified renter occupied units. With regards to the vacant housing units, 272 housing units are for sale, and 363 housing units are for rent.
Out of the total owner occupied units, 24,942 are mortgaged, while 3,571 housing units are not mortgaged. And there are 11,333 homeowners that have a monthly mortgage cost of $2,000 or more, and the median monthly mortgage cost is $1,916.
Regarding the renter occupied units, 1.4% has a rent of less than $200; 1.2% has a rent of $200 to $299; 2.3% have a rent of $300 to $499; 42.2% have a rent of $1,000 to $1,499; while 19.4% have a rent of $1,500 or more, and the median monthly rent is $1,131.
With regards to the vacant for sale housing units, none have an asking price of less than $100,000 to $124,999; most have asking price of $300,000 to $399,999; while none have an asking price of more than $750,000 to $999,999. And the median asking price for the vacant for sale housing units is $396,900.
With the vacant for rent housing units, only 0.8% have a gross rent of less than $100; 1.4% have a gross rent of $150 to $199; 54.8% have a gross rent of $1,000 to $1,499; 17.9% have a gross rent of $900 to $999; while only 5.5% have a gross rent of $2,000 or more, and the median monthly gross rent is $1,159.
According to the US Bureau of Census, 76.6% of the working populations are privately hired, 12.1% are government workers, 11% are self employed or worked in their own business, while 0.3% are classified as unpaid family workers.
While 48.6% of the employed population 16 years and above are into management, professional, and related occupations;11.5% are into service occupations;28% are into sales and office occupations;6.4% are into production, transportation, and material moving occupations;5.4% are into construction, extraction, and maintenance occupations; while only 0.1% are into farming, fishing, and forestry occupations.
In terms of industry, most of the employed population is into manufacturing, educational, health, and social services.
Out of the total employed population, 32,584 are male and 26,467 are female. Most of the males are into professional and related occupations; while the females are into sales and office occupations. And the median earnings of male full-time, year-round workers are $62,814, while the median earnings of female full-time, year-round workers are $40,634.
