Following is a typical Appraisal Location description utilized by the Appraiser in analyzing the general area market trends. 

Upland Area Description

Upland city's population is 68,427, according to the US Bureau of Census. Based on the US census, 51,618 residents are at least 16 years of age.17, 307 of which are females. There are around 43,311 city residents aged 25 and above. And records also show that 7,070 residents are at least 65 years old.

And according to the same US Census, Upland city have 21,095 students. 51. % are nursery school and pre-school; 4.8% are in kindergarten; 42.3% are in elementary school (grades 1-8); 21.5% are in high school (grades 9-12); 26.4% are in college or graduate school. And there are about 26.5% of upland city population that are aged 25 years and above that are high school graduates. And 16.3% who have Bachelor's degree.

And based on the same US census result, there are 34,039 that belong to the labor force whose ages are 16 and above. And out of that number, 32,077 are employed, and 1,935 are unemployed. There are 16,028 females at leas t 16 years old that belonged to the city's labor force, and 14,991 of them are employed.

According to the US census, there are 17,961 families in Upland. And about 4.9% of these families have earnings of less than $10,000; 4.1% have earnings of $10,000 to $14,999; 10% have earnings of $15,000 to $24,999; 13.3% have an earning of $35,000 to $49,999; 22.6% have earnings of $50,000 to $74,999; only 2.9% have earnings of $200,000 or more, and the median family income is $57,471.

Based on the census records, there are 24,609 households in Upland city. And out of the total households, 7.8% have income of not less than $10,000; 5.3% have income of $10,000 to $14,999; 11.9% have an income of $15,000 to $24,999; 14.7% have an income of $35,000 to $49,999; 20.3% have an income of $50,000 to $74,999; while only 2.7% have an income of $200,000 or more and the median household income was $48,734 for the year 1999.

There are about 1,633 families in Upland that fall below the poverty level, while 1,337 of these families have children below 18 years old. And there are about 707 families that have children below 5 years old.

Based on the US Bureau of Census, there are 25,469 total housing units in Upland city.14, 580 are single detached units; 1,733 are single attached units; 8,311 are multiple housing units; and 845 are mobile homes. About 28.2% of the housing units are built around 1970 to 1979, 508 unit are built around 1995 to 1998, and only 321 housing units are built in 1999 to march 2000, beyond that no more housing units are built.

Of the total housing units, 24,557 are occupied, and 912 housing units are vacant. About 13,055 housing units are owner occupied and 10,081 housing units are specified renter occupied. As for the vacant housing units, 202 units are vacant for sale housing units, and 472 are vacant for rent housing units.

Of the owner occupied units about 10,477 units are mortgaged. And there are 2,578 housing units that are not mortgaged. There are about 3,263 homeowners that have a monthly mortgage cost of $1,000 to $1,499; and the median monthly mortgage cost of the housing units in Upland are $1,543

Of the renter occupied units, 1.4% had a gross rent of less than $200; 2% had a gross rent of $200 to $299; 6.8% had a gross rent of $300 to $499; 47.1% had a gross rent of $500 to $749; and 2.4 had a gross rent of $1,500. And the median gross rent was $710.

While none of the vacant housing units had asking price of less than $90,000 to $99,999; others had asking price of $125,000 to $149,999; others had an asking price of $250,000 to $299,999; others had an asking price of $300,000 to $399.999; while other’s had an asking price of more than $500,000 to $749,999.And the median asking price was $269,200 for the vacant for rent housing units.

While the vacant for rent housing units had a gross rent of $350 to $399; 6.4% had a gross rent of $550 to $599; 22% had a gross rent of $700 to $749; 19.1% had a gross rent of $750 to $799; 11.4% had a gross rent of $800 to $899; While none had a gross rent of more than $1,000 to $149,999; and the median gross rent was $727.

Based on the Result of the US census, 24,096 workers are hired privately; while 4,931 are government workers; 2,921 are self employed or worked for their own business; while 129 are classified as unpaid family workers.

About 36% of the working population at least 16 years old are into management, professional, and related occupations; 29.7% are into sales and office management; 13.5% are into service occupations; 12.2% are into production, transportation, and material moving occupations; while only 0.2% is into farming, fishing, and forestry occupations.

In terms of industry, 21.1% of the working populace is into educational, health, and social services.

Out of the 32,077 employed population of upland city, 17,086 are males, and 14,991 are females. Most of the males worked in manufacturing, while the females are into educational, health, and social services.
