Following is a typical Appraisal Location description utilized by the Appraiser in analyzing the general area market trends. 

Villa Park Area Description

As of the 2000 census report of the United States Census Bureau, there are only 6,090 residents in Villa Park, California. Of which the median age of the population is 44 years. Residents are composed of 14.8% of elderly residents that are 65 years old or over; 24.7% are children and adolescents aged 0-18; 32.9% of 45 to 64 year old residents; 21.2% of individuals aged 25-44; and 6.5% of youngsters aged 18-24.

Out of the 6,090 residents of Villa Park, 1,845 are residents aged 3 and up, which comprise the city's education population. There is a total number of 98 preschoolers and 95 kindergarten pupils. Also, there are 838 grade school children, 386 high school students and 428 individuals that are pursuing college or graduate studies.

Basing still on the United States Census Bureau official results for the year 2000, there are 4,795 Villa Park residents that are aged 16 years old and above. Out of that summation, there are 3,021 persons that are in the labor force; 2,941 of those are in the civilian labor force and only 5 individuals are with the armed forces. The remainder, which sum up to 1,774 individuals, do not belong to the labor force.

Employment records of the U.S. Census Bureau show that most of the employed population are headed towards the industries that involve manufacturing, retail trade, finance, insurance, real estate, rental and leasing, educational, health and social services.

In 1999,as the US Census Bureau official reports say, there are 1,957 total number of household in Villa Park, California. The median income for these households is listed at $116,203. This is spread out to 31 households that earn less than $10,00; 24 households that earn $10,000 to $14,999; 39 households that earn $15,000 to $24,999; 89 households that earn$25,000 to $34,999; 168 households that earn $35,000 to $49,999; 236 households that earn; 239 households that earn $50,000 to $74,999; 236 households that earn $75,000 to $99,999; 222 households that earn $150,000 to $199,999; and 473 households that earn $200,000 or more;.

According still to the United States Census Bureau, there are 1,758 families in villa Park, California in 1999. Twenty-seven of these families earn the least with $10,000 and below while 455 families earn the highest at 20,000 and more. The median income for these families amount up to $124,852.

Villa Park city, in general, has a per capita income of $53, 130. Of which, full time male workers reap an annual earning of $78,563 and female full time workers has a year round income of $46,677.

The same census report yield the fact that in 1999, there are only 38 married-couple families, 7 families with female householders with no husband present and 156 individuals that are below poverty level.

The united States Census Bureau further notes that there are a total of 2,046 housing units in Villa Park, California in 1999. In terms of structure, these housing units are further subdivided into 2,034 single housing units; 98.5 of which are detached single units and 0.9% of those are attached single units. There are also six multiple housing units that can house big families with 10 to 19 individuals and 5 mobile housing units.

Out of the aforementioned total number of housing units in Villa Park, Orange County, California, there are 1,969 occupied housing units. Out of the total number of occupied housing units, only 1,771 of these houses are occupied by the owners themselves. These housing units has a median value of $596,500. Also from the same US Census official report, it is mentioned there that there are no vacant housing units for rent. However, there are 43 vacant housing units that are for sale and the asking price has a median of $875,000.
