Following is a typical Appraisal Location description utilized by the Appraiser in analyzing the general area market trends. 

Yorba Linda Area Description

According to the United States Census Bureau's official census results in the year 2000, there are a total of 58,595 residents in Yorba Linda city, Orange County California. Almost 30% of Yorba Linda's total population is composed of individuals aged 0-18, while middle-aged residents aged 25-44 comprise 28.4% of the city's total population and individuals aged 45-64 years old comprise at least 27.3%. The city's elderly population only has a percentage count of 7.7 while young adults aged 18-24 compose 7.3% of Yorba Linda's population.

According still to the US Census Bureau 2000 results, there are 1,296 Yorba Linda residents that are in preschool, which comprises 6.6% of the total number of population that are enrolled in school. There are also 994 or 5% are enrolled in kindergarten, 8,705 or 44.2% are in grade school, 4,091 or 20.8% in high school and 4,614 or 23.4% in college and in graduate school.

Out of Yorba Linda City's 43,471 residents that are 16 years old and above, 31,111 are in labor force and 12,360 are not. Out of the 30,133 individuals that comprise the labor force, 30,133 of them are employed and 959 are unemployed. Similarly, out of the total number of 22, 592 females that are 16 years old and above, 13,862 of them are part of the labor force and 13,459 are employed.

The 1999 US Census Bureau results show that there are 16,152 families in Yorba Linda. The median income for these families are listed at $96,132. Only 10% or 1,694 families earns $200,000 or more, while 11.1% or 1,788 families earns $150,000 and above. There are also 4,202 families that earn $100,000; 2,996 families earn $75,000; 2,699 families earn $50000; 1,178 families earn $35,000; 754 families earn $25,000; 380 families earn $15,000; 212 families earn $10,000 and 249 families earn less than $10,000.

Also in 1999, the US Census Bureau said that there are 19,184 total number of households in Yorba Linda City, Orange County. Only 404 of these households earn less than $10,000; 349 households earn $10,000-$14,000; and 731 households earn $15,000 to $24,999. Also, there are 1,006 households that earn $25,000; 1,595 households earn $35,000; 3,371 households earn $50,000; 3,404 households earn $75,000; 4,596 households earn $100,00; 1,863 households earn $150,000; and 1,865 households earn $200,000. The median income for households amounts to $89,593.

Based on the 2000 US Census Bureau results, out of 16, 152 families, 2.5% of it or 405 families are below poverty level. This includes 289 out of the total 14,216 married couple families,96 out of the total 1,374 families with female householder and no husband present and 156 out of the total 3,032 non-family householders.

There are a total of 19,534 housing units in Yorba Linda, 78.6% (15,344) of which are single-detached housing units while 10.6% (2,077) are single-attached housing units. The remainder is composed of 9% of multiple housing units and 1.6% (310) mobile homes. More than three-fourths of the total number of housing units are built from 1960-1989, which comprise 78.6 of the total housing units. Only 3,376 or 17% of the housing units are built in 1990 up to present.

Out of the 19,534 total number of housing units, 19,226 of these are occupied. Out of the total number of occupied housing units, 15,337 are occupied by the owners themselves while 2,947 are occupied by renters. Out of the 198 total number of vacant housing units, there are 125 vacant for sale housing units and 63 vacant for rent housing units.

Of the total number of owner-occupied housing units, 13,937 housing units are mortgaged while only 1,400 housing units are not. The mortgaged housing units have a median cost of $2,081 and the non-mortgaged ones have a median cost of $407.

For the renter-occupied housing units, the median gross rent is rated at $1,191. Almost half or 1,422 (48.3%) renter-occupied housing units have a gross rent of $1000-$1500. The lowest gross rent is listed at $200 and the highest is priced at $1500 or more. There are also 80 units that doesn't have any cash rent.

The vacant housing units that are for rent has a median gross rent of $1,233. The lowest gross rent for the vacant ones is priced at $550 and the highest is $2000 or more. While the vacant housing units that are for sale has a median price of $372,900, the lowest price is $50,000 and the highest is $750,000.

Out of the total number of employed individuals, 23,143 workers are employed in private institutions while 3,946 are government employees. There are also 2,907 self-employed workers and 137 unpaid family workers.

Out of the 30,133 employed civilian population aged 16 years old and above, half of them (49.9%) engaged in management, professional and other related occupations. Sales and Office workers come close in second with a percentage count of 30.6%. Six percent of the employed population engaged in production, transportation and material moving occupations; 5.4% are employed in construction and maintenance; and only 0.1% are with farming, fishing and forestry occupations.
